Traditionally, this is the month people write down their hopes, dreams, ambitions and goals for the new year - or, at the very least, they think about them.

What are some of your hopes and dreams for the coming months? Do any of them have to do with your home?

As you know, I do a lot more than help my clients buy and sell homes. In fact, an important part of my job is to ensure that you continue to be happy with your home and that it continues to meet your changing needs.

November 2018

Happy Fall! We finally have beautiful fall colors and some brisk temperatures.  Yay!

Our Client Appreciation Pumpkin Give Away early in October was our best ever. Attendance was so great that we ran out of apple cider donuts and parking this year, so we have made plans to increase the donut inventory and situate in a way that makes parking a little easier. A number of people mentioned "this is our favorite fall event". That was music to my ears. For all who attended, thank you for coming. If you didn't join us this year, please plan to come next year.

We also have been enjoying a busy fall selling season, with most niches of the market selling briskly. We continue to experience a shortage of listings. If you or a friend, family member or co-worker is considering selling a home, please let us help them. We would be honored to receive your referral.

Happy Labor Day! I hope you've had a wonderful summer. For me it flew by, but we still have a little more time to enjoy the warm weather. 

I just returned home on Friday from two weeks in the Adirondacks hiking, kayaking, swimming, camping and enjoying a nightly fire in the fire pit. This active and relaxing time was the perfect summer's end vacation for me. I loved basking in another gorgeous part of the country and, wow, does New York have a great state park system. 

I remember when I started my real estate business in the late 80s, there really weren't many large parks close by. I'd work with relocating buyers who would ask "where are the parks?" and I'd suggest Brandywine Creek State Park in Delaware or Ridley Creek State Park. That was about it.

But in the years since, between the "save open space" initiative in Chester County and a public desire for beautiful green spaces, there are more and more parks providing opportunities for a relaxing walk or vigorous hike. For me, there is nothing better than being in nature. 

With The Natural Lands Trust, Brandywine Conservancy, The Land Conservancy for Southern Chester County (to name a few) preserving green spaces throughout our area, and the expanding municipal park systems in both PA & DE, we now have no shortage of places to find a little tranquility. These organizations are helping to make our area even better and more appealing.

Fortunately, green spaces and parks are great for real estate. Convenient natural areas enhance home values. Abundant parks and conservation lands are among the reasons the Brandywine Valley just keeps getting better. 

If you want a suggestion for a hike, let me know. I'll be happy to share some of my favorites.

I'm also happy to receive your referrals because listing and selling homes is what I'm doing when I'm not taking a walk in the woods with my camera.

It's August and the Eagles are preparing to defend their Super Bowl title while my team is preparing for the fall market. We have had a very busy year so far, and during our team meeting today, we reviewed our upcoming listings and discussed our fall plans.

We have a variety of great homes on the market now and many that will be hitting the market over the next few weeks and months. Let us know if you or a friend are looking for a new home. We may have the perfect match.

Happy Fourth of July! With a mid-week Independence Day, it seems like half of the Brandywine Valley is taking a holiday week rather than weekend. Whether you are vacationing for the entire week, taking a five day "weekend" or just enjoying a mid-week one day holiday, I hope you have a wonderful time in celebration of our country's Independence Day. Enjoy! 

For my team, in addition to the holiday celebration, we will be spending the week evaluating what we have accomplished during the first half of the year as well as making plans for the balance of the year. We've had a stellar six months and have high hopes for the rest of 2018.

One challenge we've faced is a shortage of listings, as I've mentioned nearly every month recently. The statistic our regional manager shared at a breakfast last week celebrating our May sales successes really drove this issue home. On May 30, 2017 there were 40,000 active listings in our company's market area. On May 30, 2018 there were only 22,000 active listings. That's quite a drop. It's also good news for sellers. 

For any who are considering selling a home, this statistic translates to the possibility of a pool of anxious prospective buyers waiting for your home's listing to hit the market. This isn't true in every niche of our market, but it is certainly the case for many segments. We'd love to talk to you or your friends who may be thinking about making a move. Now's the time.

May was at least as rainy as April, but there were also beautiful flowers and lots of home sales by our team. Now it's June, the month when the spring market rushes to its end. We are ready.

We had reason to celebrate in May for recognition we received for our recent success. Our team is proud to have received the BHHS Fox & Roach Chairman's Circle Platinum Award for 2017, ranking us among the top 1% of agents for sales production within our nationwide network. I am also proud to have been recognized as a Philly Five Star Real Estate Agent for the 8th year. Five Star is recognition based on client and agent reviews, as well as production. In the Philly market of 19,000+ agents, about 950 agents receive this recognition. We appreciate being recognized with awards like these, but what makes us feel best is happy clients smiling at settlement and referring us to their friends. We love that.

Finally, it feels like spring! At least yesterday and today it feels like it. But we've been in the middle of real estate spring for a while, and there are many buyers waiting for new listings to hit the market. We continue to see multiple offers on many homes and in certain niches listings are in short supply.

And now it's spring...the weather may not be all in, but the real estate spring market is certainly taking off. We have sold two listings in the past week with multiple offers and sale prices in excess of the asking price. And, another was sold before being listed! All these sellers couldn't be team and I are all happy too!

Yay...there are just 18 days until Spring! March's arrival couldn't be more welcome. Like so many others this winter several of my teammates and I have been battling the flu since shortly after the holidays. Feeling well again is so welcome, as is the prospect of spring blooms and warmer weather. We can't wait.

While we wait for temperatures to rise there's no need to wait for the spring real estate has already started. Unfortunately for the buyers who are out there waiting for new listings there continues to be a lack of inventory in our area and throughout the country. We couldn't be more eager for additional listings this spring. We have a good number of clients preparing their homes for sale in the coming weeks and our advice hasn't ever changed; We recommend taking care of every detail of home preparation and staging before hitting the market. There is only one chance to make a first impression and with eager buyers you want that first impression to be great.

We often recommend professional staging to sellers to ensure a quick sale at top dollar. We are proud of our teammate Edie Dutcher, a professional home stager as well as a Realtor, who just this week won a Berkshire Hathaway HomeServices Fox & Roach staging contest for the amazing job she did staging her recent listing in North Wilmington. The home looked stunning when it hit the market and more importantly it sold in 2 days for over asking with multiple offers. Edie is available to assist our team and clients when called on to help sellers prepare for the market. Buyers today want a move-in ready home and our team is positioned to help you or your friends and family put your home's best foot forward.

As we move toward spring we are also finalizing our community sponsorships for 2018. This year we are once again sponsoring the Unionville Community Recreation Association (URA) little league, the Kennett Library Home & Garden Tour (6/2/18), Ramsey's Revenge Mountain Bike Race (6/8/18) and the Kennett Square Mushroom Cap 1/2 Marathon (11/3/18). Dear Sarah,

I've been saying for years that when we enjoy a relatively mild winter, the spring market starts right after the Super Bowl. Despite the deep freeze in December and some snowy days since, I think that time-line is likely to hold this year. Hopefully we will first take a day or two to celebrate the Eagles' Super Bowl Victory! Fly Eagles Fly!!
