September 2018

Happy Labor Day! I hope you've had a wonderful summer. For me it flew by, but we still have a little more time to enjoy the warm weather.

I just returned home on Friday from two weeks in the Adirondacks hiking, kayaking, swimming, camping and enjoying a nightly fire in the fire pit. This active and relaxing time was the perfect summer's end vacation for me. I loved basking in another gorgeous part of the country and, wow, does New York have a great state park system.

I remember when I started my real estate business in the late 80s, there really weren't many large parks close by. I'd work with relocating buyers who would ask "where are the parks?" and I'd suggest Brandywine Creek State Park in Delaware or Ridley Creek State Park. That was about it.

But in the years since, between the "save open space" initiative in Chester County and a public desire for beautiful green spaces, there are more and more parks providing opportunities for a relaxing walk or vigorous hike. For me, there is nothing better than being in nature.

With The Natural Lands Trust, Brandywine Conservancy, The Land Conservancy for Southern Chester County (to name a few) preserving green spaces throughout our area, and the expanding municipal park systems in both PA & DE, we now have no shortage of places to find a little tranquility. These organizations are helping to make our area even better and more appealing.

Fortunately, green spaces and parks are great for real estate. Convenient natural areas enhance home values. Abundant parks and conservation lands are among the reasons the Brandywine Valley just keeps getting better.

If you want a suggestion for a hike, let me know. I'll be happy to share some of my favorites.

I'm also happy to receive your referrals because listing and selling homes is what I'm doing when I'm not taking a walk in the woods with my camera.

And don't forget:

Our 7th Annual Client Appreciation Pumpkin Give-Away

 Saturday, October 6 from 9:30 - 12:30.

I'd love to share a donut and cider with you.

Have a great September.

August 2018

It's August and the Eagles are preparing to defend their Super Bowl title while my team is preparing for the fall market. We have had a very busy year so far, and during our team meeting today, we reviewed our upcoming listings and discussed our fall plans.

We have a variety of great homes on the market now and many that will be hitting the market over the next few weeks and months. Let us know if you or a friend are looking for a new home. We may have the perfect match.

In the meantime, please SAVE THE DATE for our 7th Annual Client Appreciation Pumpkin Give Away. We will be greeting our clients - old and new - on

Saturday, October 6 from 9:30 AM to 12:30 PM

with apple cider donuts, a cup of cider or coffee, a pumpkin, and a thank you for being part of what makes our business great.

Enjoy the last of your summer vacations and back-to-school fun.

July 2018

Happy Fourth of July! With a mid-week Independence Day, it seems like half of the Brandywine Valley is taking a holiday week rather than weekend. Whether you are vacationing for the entire week, taking a five day "weekend" or just enjoying a mid-week one day holiday, I hope you have a wonderful time in celebration of our country's Independence Day. Enjoy!

For my team, in addition to the holiday celebration, we will be spending the week evaluating what we have accomplished during the first half of the year as well as making plans for the balance of the year. We've had a stellar six months and have high hopes for the rest of 2018.

One challenge we've faced is a shortage of listings, as I've mentioned nearly every month recently. The statistic our regional manager shared at a breakfast last week celebrating our May sales successes really drove this issue home. On May 30, 2017 there were 40,000 active listings in our company's market area. On May 30, 2018 there were only 22,000 active listings. That's quite a drop. It's also good news for sellers.

For any who are considering selling a home, this statistic translates to the possibility of a pool of anxious prospective buyers waiting for your home's listing to hit the market. This isn't true in every niche of our market, but it is certainly the case for many segments. We'd love to talk to you or your friends who may be thinking about making a move. Now's the time.

In the meantime, as you look forward to the holiday week, stay cool and have a wonderful break.

Happy Fireworks,

Susan

May was at least as rainy as April, but there were also beautiful flowers and lots of home sales by our team. Now it's June, the month when the spring market rushes to its end. We are ready.

We had reason to celebrate in May for recognition we received for our recent success. Our team is proud to have received the BHHS Fox & Roach Chairman's Circle Platinum Award for 2017, ranking us among the top 1% of agents for sales production within our nationwide network. I am also proud to have been recognized as a Philly Five Star Real Estate Agent for the 8th year. Five Star is recognition based on client and agent reviews, as well as production. In the Philly market of 19,000+ agents, about 950 agents receive this recognition. We appreciate being recognized with awards like these, but what makes us feel best is happy clients smiling at settlement and referring us to their friends. We love that.

We are looking forward to another busy month in June and we have a number of listings going onto the market soon. If you know a prospective home buyer waiting for new listings, please take a look at this list and have them give us a call if any might meet their needs. Here is the sampling of affordable homes we have coming on the market:

A classic Hockessin 4 bedroom, 2 1/2 bath colonial backing to wooded open space - $479,900 Listing agent Susan Manners

A 2 BR, 2 bath Armstrong model home in Foxfield w/ screened porch and basement - $375,000 Listing agent Susan Manners

A 3 BR & 2 bath end unit townhouse in Clifton Heights with updated kitchen and bathrooms - $164,000 - Listing agent Suzanne Connor

Large, 3 BR, 2 1/2 bath charming stone twin w/updated kitchen and attached garage on N. Van Buren St, Wilmington - low $200,000s - Listing agent Meala Duckworth

Single Family home with 3 BRs, 1 1/2 baths with large fenced yard on Pennsylvania Ave, Claymont, DE - Low $200,000s - Listing agent Meala Duckworth

Expansive single, 2 family with potential for office use in Coatesville. Mid $100,000s Listing agent Brian Spangler

We will be busy in June. It will be a great start to summer.

Enjoy,

Susan

May 2018

Finally, it feels like spring! At least yesterday and today it feels like it. But we've been in the middle of real estate spring for a while, and there are many buyers waiting for new listings to hit the market. We continue to see multiple offers on many homes and in certain niches listings are in short supply.

If you (or friends) are thinking about selling, we are happy to help you (or them) decide if you are ready and if now is the right time. We have great experience helping sellers determine what is important in preparing a home for the market. Please let us help.

If you (or friends) are interested in buying a home, we have a great record of success in helping buyers prevail in a competitive buying situation. We are happy to help you or your friend "win" the race for a new home.

Either way, we’d love to fill you in on what's going on in the market today. Give us a call.

In the meantime, enjoy the spring weather and tulip colors.

Best wishes,

Susan

April 2018

And now it's spring...the weather may not be all in, but the real estate spring market is certainly taking off. We have sold two listings in the past week with multiple offers and sale prices in excess of the asking price. And, another was sold before being listed! All these sellers couldn't be happier...my team and I are all happy too!

Now, we are looking forward to listing a number of homes in our queue in the coming days & weeks. We have wonderful listings coming up. If you know anyone looking, check these out coming soon listings:

North Wilmington - Stunning 4 bedroom, 5 1/2 bath cape with a pool on 3/4 acre

Hockessin - 4 bedroom, 2 1/2 bath colonial backing to wooded open space

Kennett Square - Expansive & sophisticated 5 bedroom 5 full & 2 half bath colonial

Chadds Ford - 3 bedroom 2 1/2 bath townhouse with finished basement and updated kitchen

We have a few more coming too but these are hitting the market first. Let us know if you know people who may be looking for a home like any of these.

If you know of anyone who is thinking of selling, have them give us a call. We are ready to help them get top dollar and a low-stress sale too.

Best,

Susan

March 2018

Yay...there are just 18 days until Spring! March's arrival couldn't be more welcome. Like so many others this winter several of my teammates and I have been battling the flu since shortly after the holidays. Feeling well again is so welcome, as is the prospect of spring blooms and warmer weather. We can't wait.

While we wait for temperatures to rise there's no need to wait for the spring real estate market...it has already started. Unfortunately for the buyers who are out there waiting for new listings there continues to be a lack of inventory in our area and throughout the country. We couldn't be more eager for additional listings this spring. We have a good number of clients preparing their homes for sale in the coming weeks and our advice hasn't ever changed; We recommend taking care of every detail of home preparation and staging before hitting the market. There is only one chance to make a first impression and with eager buyers you want that first impression to be great.

We often recommend professional staging to sellers to ensure a quick sale at top dollar. We are proud of our teammate Edie Dutcher, a professional home stager as well as a Realtor, who just this week won a Berkshire Hathaway HomeServices Fox & Roach staging contest for the amazing job she did staging her recent listing in North Wilmington. The home looked stunning when it hit the market and more importantly it sold in 2 days for over asking with multiple offers. Edie is available to assist our team and clients when called on to help sellers prepare for the market. Buyers today want a move-in ready home and our team is positioned to help you or your friends and family put your home's best foot forward.

As we move toward spring we are also finalizing our community sponsorships for 2018. This year we are once again sponsoring the Unionville Community Recreation Association (URA) little league, the Kennett Library Home & Garden Tour (6/2/18), Ramsey's Revenge Mountain Bike Race (6/8/18) and the Kennett Square Mushroom Cap 1/2 Marathon (11/3/18). In addition to these main sponsorships, my teammates and I are open to smaller sponsorship commitments. If you have a recommendation or request for a community or school event looking for sponsors, don't hesitate to reach out to me. We are always open to supporting community events and causes.

As always, if you have friends, neighbors or family members looking for caring professional real estate service, give me a call. We would love to help.

Happy Spring!

Fly Eagles Fly!

Dear Sarah,

I've been saying for years that when we enjoy a relatively mild winter, the spring market starts right after the Super Bowl. Despite the deep freeze in December and some snowy days since, I think that time-line is likely to hold this year. Hopefully we will first take a day or two to celebrate the Eagles' Super Bowl Victory! Fly Eagles Fly!!

Once the celebrations are over (I'm optimistic), please let us know if we can help you with a home sale and/or purchase. Of if we can help a friend or family member with a sale or purchase. My team and I are ready to serve this spring market. Give us a call.

Best

Susan

Happy New Year!

Happy New Year! When you receive this New Years hello I'll be on a plane returning from a remarkable vacation in Italy. I took the photo I shared above on New Years Eve from the beautiful Boboli Gardens in Florence. Winding our way up the narrow Florence streets to Boboli was a big climb. but wow, was it worth it!

My holidays couldn't have been more special or memorable, and although I missed my family and our traditional holiday festivities, I'm so fortunate to have had this beautiful time. I feel very lucky.

As I reflect on this trip and think about returning home tomorrow and to work on Wednesday, I can't help but consider the fresh start that a new year and a return home brings. 2017 was a great year for me and my team, and I'm looking forward to our continued success in 2018.

For many people, a home sale or purchase is the ultimate fresh start. Like a New Year, embarking on the home buying or selling process is stressful, exciting and full of unknowns. In my years as a Realtor, I'm most proud of helping my clients navigate through the buying or selling maze with ease and grace. A low stress experience is always our goal, and in 2018 we would love to help you, your friends or family. Please don't hesitate to call with any real estate questions or needs. We are here and eager to be of service.

Whether or not you are thinking about buying or selling, I invite you to follow us on Facebook. We share tips on buying, selling, decorating and our area, as well as sharing information about our listings and our team. It's a fun way to keep up with our team. Here's the link - Susan Manners Team on Facebook.

And in the meantime, I send wishes for a happy, healthy and successful 2018.

Best wishes,

Susan

Happy December

Happy December! It's hard to believe it will soon by 2018. I think December is the busiest month of the year for most of us. Between wrapping up the work year and preparations for holiday gatherings and celebrations there is often no time to take a breath. My wish for you in December is for a little breathing time and possibly some down time to reflect on 2017 and plan for 2018. My photography is what gives me breathing time and joy. I hope you have or find something in 2018 that gives you the same joy.

Once again, I'll be sending our thank you calendar. We have retired the "Life's Little Instruction Book" calendar and are introducing a new "American Splendor" calendar, featuring beautiful photos of iconic National Park views. They will be in the mail soon. I hope you enjoy it.

In the meantime, our office is sponsoring photos with Santa again this year. Santa will be at our office in Chadds Ford on Sunday, December 10 from 2-4 PM. Stop by and see Santa. He'll be happy to see you. So will my team and I.

If you are considering a move in 2018, call me now so we can starting helping you sooner than later. The earlier you starting planning the easier it goes. We're always happy to help.

Best,

Susan
