It's that time again. This Saturday, October 7, my team and I will be celebrating our 6th Annual Client Appreciation Pumpkin Give-Away. We will be at our office (1598 Baltimore Pike, Chadds Ford, PA 19317) in Chadds Ford from 9:30 to 1:30 serving refreshments (apple cider donuts, cider, coffee...basically yummy fall food), making crafts (crafts for kids but kids-at-heart are also welcome), taking family photos (or bring your pet), and sending you home with a pumpkin. Fall is my favorite season, and I love our Pumpkin event! My favorite part of the day is visiting and catching up.

And suddenly, it's September. Happy Fall! 

I share my photos in my monthly newsletters (and many more on Facebook and Instagram) because for me, the best anecdote to a stressful life is hiking in a beautiful park or preserve and taking photos of that beauty. Real Estate is a stressful business and my goal is to make every transaction as stress free as possible. Calm is my default demeanor and nature & photography help me maintain that disposition. I hope some of that calm translates in my photos when I share them each month. 

I also like to share information about the amazing parkland we have in our area. The sunflower fields where I took the photo above are at the Brandywine Red Clay Alliance in Pocopson Township at 1760 Unionville Wawaset Rd, West Chester, PA 19382. The fields are spectacular and worth a visit. Hurry before it's too late! 

Our August was stellar, with our sales for the month bringing our 2017 sales to date nearly equal to the total sales for 2016. But we are still in need of listings so please spread the word. The homes that are selling best are pristine, clean & updated. If you are thinking of selling in the next few years go ahead and update that bathroom that needs a facelift. You can enjoy it now and you will thank yourself when the time comes to sell. I'm always happy to recommend contractors who can help.

Finally, I want to share the photo below from the day my team and I spent in NYC celebrating our year so far. Earlier this week, on a picture perfect day, we enjoyed the musical Come From Away, which tells the story of the goodness and resilience demonstrated in the town of Gander, Newfoundland when planes were grounded there and the tiny town welcomed 7000 unexpected guests in the days after 9/11. I'd recommend it. We ended our day at The Refinery Rooftop with good food & drink, a view of the Empire State Building, and time to enjoy each others company. I loved that day!

August 2017

Happy August! I hope you are having a great summer and have had a chance to enjoy some vacation time or that you are looking forward to an upcoming vacation. I haven't taken a vacation yet, but I've been enjoying our area's beautiful parks and conservancy land during my free time. The photo above was one I took on a hike during a light rain at The Brandywine Conservancy's Laurels Preserve last Saturday.  

My team soared through our busy spring with a record number of sales and that meant a record number of settlements over the past 2 months. I often say a primary goal is smiling faces at happy settlement tables. We've had more than our share of those so far this year and look forward to more as we look forward to the balance of the year. If you have a friend or family member we can help, give me a call. We will do our very best to keep them happy from start to finish. 

I want to remind you to "save the date" for our annual Client Appreciation Pumpkin Give-Away. Happy Summer!!


Welcome to summer...and Happy Independence Day! I'm looking forward to a relaxing couple of days with time for biking, beach and a few photos of fireworks. I hope your holiday is a fun and safe one filled with all of your favorite summer activities too. 

I'm also glad to have this break to reflect on the first half of the year. The last six month's have been among my team's strongest ever, and I'm proud of the results we've seen as my teammates and I have worked hard to guide our clients to happy settlement days and beyond.  We continually work to improve and grow and we look forward to the next 6 months with more smiling settlement days. 

In the meantime, I'll enjoy the holiday with a little down time and fireworks. I'm hoping you can enjoy some fireworks too!

I hope 2017 is off to a good start for you. 

Because the winter has been mild so far I've had many wonderful winter walks including one last weekend at Winterthur where I took the photo above. We still have some winter ahead of us though and we'll find out how much longer the cold will last when Punxsutawney Phil reveals the future today. Regardless of what Phil tells us, spring is around the corner and that means our busiest real estate season will soon be heating up. 

Our challenge has been that listing inventory has been really low for more than a year now. There are many buyers anxiously waiting for new listings. If you or any of your friends or family members have any plans to move, or are even just curious about the market, now is a great time to give me a call. I'm happy to answer questions or talk about the market in your particular niche.

Happy New Year!

I hope you were able to enjoy a happy and restful holiday. I enjoyed a great break that included a beach walk at Cape Henlopen State Park where I took the lighthouse picture I've shared above. It was a gorgeous, chilly afternoon with a photo op in every direction. I'd say it was perfect. 

I look at the week between Christmas and the New Year as a time for quiet reflection, prioritizing and planning and the past week was just that. I reflected on my 30 years in this business and made plans for the year ahead. As you probably know from my Happy Holiday letter my team enjoyed a successful and productive year in 2016. Now we have changes coming to start this year and we look forward an even better year in 2017.

Stephanie Moran was our team's marketing manager for 5 years before moving into the settlement coordinator role when Sarah Hardin joined our team as marketing manager in 2015. Stephanie, who is licensed in Delaware & Pennsylvania, will now shift into a full-time agent position on the team. As a result we welcome a new teammate, Aja McDowell, who starts this week in the settlement coordinator position. Aja is a paralegal with experience in real estate and we are excited to have Aja join us. 

With Sarah & Aja's support, Meala Duckworth, Suzanne Williamson, Stephanie and I will continue to provide our clients the time and attention needed to make the buying and selling process as enjoyable and low stress as possible.

It’s hard to believe that 2016 has almost ended. It's been quite a year so far. Our team has had the good fortune and joy of helping our clients from sale to settlements 50 time so far in 2016. There are a few weeks still to go, and a few settlement left on the schedule, but I'm encouraging my team to take some time to look back at 2016 with a sense of pride and accomplishment. It's been a very good real estate year, and we have met many amazing new clients who we now view as friends.

I also encourage anyone who is considering selling in early 2017 to call us now to start making a plan. Rates have crept up since the election, and most lenders are expecting further increases. That expectation gives added incentive for selling (or buying) early in 2017.

In addition to finishing our real estate year strong, we are preparing for the holidays and looking forward to time with family and friends. The celebrations start this weekend when our office hosts a free photos with Santa event. This is a fun event with kids crafts, holiday snacks and Santa too. Stop by our office at 1598 Baltimore Pike, Chadds Ford, PA 19317 anytime between 1:00 and 4:00 PM on Sunday, 12/4. We'd love to see you.

Happy Holidays!!

As happens every year, the holidays have snuck up on me, and my team waits with calendars ready for me to finish my letter. Each year I spend time thinking about the theme and structure of this letter until I finally sit down and write. Sometimes, like this year, there is some impatient toe-tapping going on in the background.

This year’s message became clear earlier this week when I took my mom to Wilkes Barre where we met my oldest sister Denise and my niece Laura for a joyful evening together. We enjoyed a wonderful Italian dinner while catching up, then we crossed the city square to The Kirby Center to see a holiday concert called “Let it Show” featuring a variety of popular artists. The headliner, Adam Lambert, is a family favorite and he put on an amazing show for the enthusiastic crowd. We four stood for his entire set, all smiling at the pleasure of Adam’s performance and the shared experience. The next day driving home, my mother said, “Listening and watching together and seeing you, Denise and Laura smiling through the entire show, I was completely immersed in the moment and felt a total sense of love.” For me, that sentence and my mother’s sense of gratitude is what the holidays are all about. I wish moments like this for you and your family in the coming weeks.

The other joy of the evening was being introduced to the singer Rachel Platten, who wrote and sings the hit “Fight Song”. She is an engaging entertainer, and her delightful manner made me listen more carefully to her lyrics. One line from her hit stood out to me. The line “like how a single word can make a heart open…” struck me as an anthem for life, as well as for my business. This year each of my team members has experienced awesome growth, attempting every day to help our clients while keeping our tag line “walking you home” in mind. I feel so fortunate to have my team, and this year our newest member, Sarah Hardin, has come on as our marketing manager. Sarah is an inspiring addition to our group who has joined to help grow our business through marketing, but I also believe Sarah’s example as she lives the “walking you home” perspective every day has made us all better. My team and I are grateful for each other and for all of you, our clients who allow us to alleviate your stress and help walk you through the real estate maze. We appreciate the opportunity. I wish you the happiest of holidays and a great year in 2016.

Happy Fall!


The Eagles have impressed so far in their pre-season games, parents are dropping kids off at college for the first time, and homeowners and Realtors are preparing for the fall real estate market. The signs are all around us that summer is winding down. My team is enjoying the last bit of summer, while gearing up for the busy fall real estate season.

I had the best vacation earlier this month, spending two weeks with my family in California. Our trip included 6  amazing days in Yosemite National Park. On our first morning in Yosemite I took a photography course at the crack of dawn from an instructor from the Ansel Adams Gallery in Yosemite Valley.  The beauty of the first morning light on El Capitan and Half Dome was spectacular, and being in the valley when it was empty except for us early morning photographers was one of my most peaceful experiences ever. I’ve shared one of my favorite photographs from that special morning at the top of the page. 

During my vacation I couldn’t have been prouder of my team’s hard work and diligence. Meala Duckworth, Stephanie Moran and Sue Williamson covered and forged on, providing our clients the caring service we strive for in our business.  From across the country, I was able to relax with confidence, knowing that “walking you home” is not just a line on our logo, but a way of doing business that each team-member lives every day.

And now we are all preparing for a busy fall season. The spring season started early and continued well into the summer. We’ve had a great year so far and look to continue that into the fall.  If you or someone you know is thinking about selling or buying, give us a call.  As with most things, thoughtful preparation is a key to a positive real estate experience. It’s never too early to start the process.
