August 2017

Happy August! I hope you are having a great summer and have had a chance to enjoy some vacation time or that you are looking forward to an upcoming vacation. I haven't taken a vacation yet, but I've been enjoying our area's beautiful parks and conservancy land during my free time. The photo above was one I took on a hike during a light rain at The Brandywine Conservancy's Laurels Preserve last Saturday.  

My team soared through our busy spring with a record number of sales and that meant a record number of settlements over the past 2 months. I often say a primary goal is smiling faces at happy settlement tables. We've had more than our share of those so far this year and look forward to more as we look forward to the balance of the year. If you have a friend or family member we can help, give me a call. We will do our very best to keep them happy from start to finish. 

I want to remind you to "save the date" for our annual Client Appreciation Pumpkin Give-Away. Welcome to summer...and Happy Independence Day! I'm looking forward to a relaxing couple of days with time for biking, beach and a few photos of fireworks. I hope your holiday is a fun and safe one filled with all of your favorite summer activities too. 

I'm also glad to have this break to reflect on the first half of the year. The last six month's have been among my team's strongest ever, and I'm proud of the results we've seen as my teammates and I have worked hard to guide our clients to happy settlement days and beyond.  We continually work to improve and grow and we look forward to the next 6 months with more smiling settlement days. 

In the meantime, I'll enjoy the holiday with a little down time and fireworks. I'm hoping you can enjoy some fireworks too!

I hope 2017 is off to a good start for you. 

Because the winter has been mild so far I've had many wonderful winter walks including one last weekend at Winterthur where I took the photo above. We still have some winter ahead of us though and we'll find out how much longer the cold will last when Punxsutawney Phil reveals the future today. Regardless of what Phil tells us, spring is around the corner and that means our busiest real estate season will soon be heating up. 

Our challenge has been that listing inventory has been really low for more than a year now. There are many buyers anxiously waiting for new listings. If you or any of your friends or family members have any plans to move, or are even just curious about the market, now is a great time to give me a call. I'm happy to answer questions or talk about the market in your particular niche.

Happy New Year!

I hope you were able to enjoy a happy and restful holiday. I enjoyed a great break that included a beach walk at Cape Henlopen State Park where I took the lighthouse picture I've shared above. It was a gorgeous, chilly afternoon with a photo op in every direction. I'd say it was perfect. 

I look at the week between Christmas and the New Year as a time for quiet reflection, prioritizing and planning and the past week was just that. I reflected on my 30 years in this business and made plans for the year ahead. As you probably know from my Happy Holiday letter my team enjoyed a successful and productive year in 2016. Now we have changes coming to start this year and we look forward an even better year in 2017.

Stephanie Moran was our team's marketing manager for 5 years before moving into the settlement coordinator role when Sarah Hardin joined our team as marketing manager in 2015. Stephanie, who is licensed in Delaware & Pennsylvania, will now shift into a full-time agent position on the team. As a result we welcome a new teammate, Aja McDowell, who starts this week in the settlement coordinator position. Aja is a paralegal with experience in real estate and we are excited to have Aja join us. 

With Sarah & Aja's support, Meala Duckworth, Suzanne Williamson, Stephanie and I will continue to provide our clients the time and attention needed to make the buying and selling process as enjoyable and low stress as possible.

It’s hard to believe that 2016 has almost ended. It's been quite a year so far. Our team has had the good fortune and joy of helping our clients from sale to settlements 50 time so far in 2016. There are a few weeks still to go, and a few settlement left on the schedule, but I'm encouraging my team to take some time to look back at 2016 with a sense of pride and accomplishment. It's been a very good real estate year, and we have met many amazing new clients who we now view as friends.

I also encourage anyone who is considering selling in early 2017 to call us now to start making a plan. Rates have crept up since the election, and most lenders are expecting further increases. That expectation gives added incentive for selling (or buying) early in 2017.

In addition to finishing our real estate year strong, we are preparing for the holidays and looking forward to time with family and friends. The celebrations start this weekend when our office hosts a free photos with Santa event. This is a fun event with kids crafts, holiday snacks and Santa too. Stop by our office at 1598 Baltimore Pike, Chadds Ford, PA 19317 anytime between 1:00 and 4:00 PM on Sunday, 12/4. We'd love to see you.

Happy Holidays!!

As happens every year, the holidays have snuck up on me, and my team waits with calendars ready for me to finish my letter. Each year I spend time thinking about the theme and structure of this letter until I finally sit down and write. Sometimes, like this year, there is some impatient toe-tapping going on in the background.

This year’s message became clear earlier this week when I took my mom to Wilkes Barre where we met my oldest sister Denise and my niece Laura for a joyful evening together. We enjoyed a wonderful Italian dinner while catching up, then we crossed the city square to The Kirby Center to see a holiday concert called “Let it Show” featuring a variety of popular artists. The headliner, Adam Lambert, is a family favorite and he put on an amazing show for the enthusiastic crowd. We four stood for his entire set, all smiling at the pleasure of Adam’s performance and the shared experience. The next day driving home, my mother said, “Listening and watching together and seeing you, Denise and Laura smiling through the entire show, I was completely immersed in the moment and felt a total sense of love.” For me, that sentence and my mother’s sense of gratitude is what the holidays are all about. I wish moments like this for you and your family in the coming weeks.

The other joy of the evening was being introduced to the singer Rachel Platten, who wrote and sings the hit “Fight Song”. She is an engaging entertainer, and her delightful manner made me listen more carefully to her lyrics. One line from her hit stood out to me. The line “like how a single word can make a heart open…” struck me as an anthem for life, as well as for my business. This year each of my team members has experienced awesome growth, attempting every day to help our clients while keeping our tag line “walking you home” in mind. I feel so fortunate to have my team, and this year our newest member, Sarah Hardin, has come on as our marketing manager. Sarah is an inspiring addition to our group who has joined to help grow our business through marketing, but I also believe Sarah’s example as she lives the “walking you home” perspective every day has made us all better. My team and I are grateful for each other and for all of you, our clients who allow us to alleviate your stress and help walk you through the real estate maze. We appreciate the opportunity. I wish you the happiest of holidays and a great year in 2016.

Happy Fall!


The Eagles have impressed so far in their pre-season games, parents are dropping kids off at college for the first time, and homeowners and Realtors are preparing for the fall real estate market. The signs are all around us that summer is winding down. My team is enjoying the last bit of summer, while gearing up for the busy fall real estate season.

I had the best vacation earlier this month, spending two weeks with my family in California. Our trip included 6  amazing days in Yosemite National Park. On our first morning in Yosemite I took a photography course at the crack of dawn from an instructor from the Ansel Adams Gallery in Yosemite Valley.  The beauty of the first morning light on El Capitan and Half Dome was spectacular, and being in the valley when it was empty except for us early morning photographers was one of my most peaceful experiences ever. I’ve shared one of my favorite photographs from that special morning at the top of the page. 

During my vacation I couldn’t have been prouder of my team’s hard work and diligence. Meala Duckworth, Stephanie Moran and Sue Williamson covered and forged on, providing our clients the caring service we strive for in our business.  From across the country, I was able to relax with confidence, knowing that “walking you home” is not just a line on our logo, but a way of doing business that each team-member lives every day.

And now we are all preparing for a busy fall season. The spring season started early and continued well into the summer. We’ve had a great year so far and look to continue that into the fall.  If you or someone you know is thinking about selling or buying, give us a call.  As with most things, thoughtful preparation is a key to a positive real estate experience. It’s never too early to start the process.

Reflecting on 2014, this year was filled with challenges and loss juxtaposed with wonder and joy. For me, it's important to have time away from real estate to think & create. One of the greatest joys for me this year was my reconnection with my love for photography. When I was in high school I built and equipped my own darkroom using savings bonds I’d been given by my grandfather. Back then, black and white photography and processing was a passion. Although photography and I never really broke up, our relationship over the years was occasional and distant. But this year, taking the Longwood Gardens photography class “Longwood After Hours” refueled my love for this hobby. The four class sessions, three hours each, were as relaxing and fun as any time I spent this year. These days, my computer is the darkroom, where instead of stainless steel canisters and trays of chemicals there are healing brushes and tone curves. How fortunate I am to be challenged by all that’s new and delighted by all there is to learn. Our capacity to create is an amazing gift, and for me, it provides time to enjoy nature, reflect, grow and remember to be grateful for what’s beautiful and unexpected.

Through this year my team and I have continued to help our clients make their move to or from a new home as pleasant as possible. Like the past year, real estate transactions are fraught with challenges, but rich with opportunity for connection and happiness.  Our goal with every client is to live up to our slogan “walking you home.”  I’m proud of this goal and the success we’ve had in living up to it in 2014. We look forward to many more settlement days filled with smiles and hugs in 2015.

Happy Fall!


Maybe it’s too early to say “Happy Fall!” since we are still enjoying this summer’s glorious weather that has never been too hot. The 2014 spring real estate market started late, and now the market is acting like it's early summer. Although the great weather and the spring-ish real estate market persist, there is no questioning that fall and football are around the corner.

My family experienced a sad loss when my dad passed away earlier this year, and this will be my first Eagles season without him. We spent the 70s and 80s attending Eagles games at the Vet together, and over the years we shared our love for and frustration with the Eagles during the team’s ups and downs. As a tribute to my dad’s love for football, I’ve shared a photo taken around 1944 when he played quarterback at John Bartram High School in West Philadelphia. I love this photo, and am pleased to share it with you.

As we look toward the fall, my team has some great special events coming up. We have been busy selling houses throughout this year, and will be continuing to do so between all these upcoming activities. I was pleased to hear today that for July 2014, our company’s sales are 30% ahead of 2013 in pending sales. Listings have been in short supply over the past few years, but the inventory is finally increasing. Our team’s listing inventory has grown through the year, and the importance of excellent condition and careful pricing is clear. Many of our listings this year have sold quickly, and at top dollar (in some cases over asking price).
